You see every subcontractor bid, invoice and markup. Our fee is fixed and stated up front.
Cost-plus with a ceiling. Once design is set, your price is capped and savings stay with you.
Budget, schedule, photos and change orders every week, wherever you are. Built for owners and investors who can't be on site.

We also work closely with architects, engineers, brokers and advisors who want a waterfront specialist on their projects.
The process
Step 1
Site and flood-zone due diligence, design management with your architect, a real budget and a permitting plan.
Step 2
Convert to a Talton build contract under a guaranteed maximum price, with the preconstruction fee credited. Or take the drawings and budget to bid elsewhere.
Step 3
Open-book pay applications, lien waivers on every draw and a weekly report on budget, schedule and quality.
Step 4
Punch list, certificate of occupancy, warranties and systems turnover, then ongoing maintenance and storm readiness if you want it.

Founder & President
Jat has spent more than 20 years building on the water and on land, delivering over $3 billion in construction. That includes more than 750 residences across single-family homes, condominiums and student housing, $500 million-plus in marina design-build for private equity portfolios, State of Florida healthcare facilities, a proton treatment center, banks and multi-state corporate programs.
He founded Talton Construction to bring that experience directly to owners: one accountable builder, full transparency and the discretion his clients expect. He is also a Partner at Marina Development Partners, where Talton Construction serves as developer, construction manager and general contractor.
He holds a B.S. in Construction Management from East Carolina University and has been a Florida Certified General Contractor since 2008.
